Just report what is there - black stain on OSB. Could be a moist area in the attic. Recommend a repair to the exhaust fan vent pipe. Explain that the growth needs moisture to grow and spread spores blah blah blah, but I don't make a big deal over some stain in the attic. I can find stains in my attic, from old leaks. :)

2011年1月31日 · There is old black stain on the OSB sheathing of this 20 year old 2 storey house. There are 2 small patches of actively growing white mould (mold) behind the soffit vent baffles on the northfacing side of the attic. The OSB is damp in these spots. The rest of the sheathing looks not bad, see the last pic facing south.

2012年4月7日 · The nails are rusted and the plywood is delaminated on the surface. There is black stain along the top of the truss chord. All signs of past moisture trouble in that attic. The problem may have been dealt with, causing the surface coating to dry out and flake off. I don't know what those flakes taste like, so can't tell you what they are.
